For us it’s essential to have a clear idea of what you are looking for exactly. We’ll make a selection of nice properties that we can visit. It would be fantastic if you fall in love with one of them during the first viewings. Nevertheless it is most common to have a second round of visits. During our trips you will learn more about the market and what is available concerning style, area and prices. After every visit we try to pick up on how you feel so we can adapt our search. We fine-tune our search till you’ve selected your favourite places so we can organise a second visit preferably at a different time of day, and with more time so you can experience and feel the place and its ambiance.
We keep repeating this process until you have found exactly what you are looking for!
During the negotiation phase we will do our best to make a deal you are happy with. Our long experience in local real estate serves us well here. Knowing about the value of properties in the current market, we will make sure you have a fair deal.
Let’s make it official! The first thing to do: sign a reservation contract. This assures you that the property is taken from the market and no other agency can offer it to other clients.
You will pay a reservation fee, the amount depends on the value of the property. This contract is usually valid for two weeks. In this time, we have time to deal with the necessary documents that you, as a buyer may need. We will also check that all the documents of the property are in order, such as the title deeds, the certificate of energetic performance, utilities invoices, etc. Do you have your NIE yet (Spanish tax number)? Have you opened a bank account? We offer this service in our office. If you prefer to work with a lawyer, we can suggest several in the area.
In case papers from the seller are not satisfactory, or another problem has arisen, the reservation contract will be annulled and void you will get your deposit back.
Fortunately this rarely happens. We are happy to take you to the next step and sign a preliminary contract once the 10% (minus reservation deposit) is transferred. The contract entails the agreements, legal aspects of the deal and usually an exact date for the signing of the deed at the notary’s office.
The last step of the buying process is the sales contract or ‘compraventa’. The final amount will be paid, the deeds will be signed by both parties at the notary and yes, the keys will be handed over! Your new home at the Spanish Costa is finally yours. Time to celebrate and enjoy!
